How long have you been buying backyards and building properties?
Australian Real Estate Group Pty Ltd, the Parent company of Mr Backyards & its affiliated property company M & M Property Group Pty Ltd have been buying backyards and building property for approximately 10 years.
I understand that it can cost on average of between $60,000 - $70,000 to subdivide a backyard. Is there any financial risk associated to me if I want to build a new home for FREE or I want to sell my backyard?
NO! We take on all the financial risk associated with any of these 2 options. It can cost 10’s of 1,000’s of dollars to try to get an approval. The average cost is between $60,000 - $70,000 to have a backyard subdivided. If the application for approval is not successful, we are responsible for all the costs and you are not responsible for any costs at all at anytime.
How do I know if my land is big enough to be sold?
In short, you cannot be certain your land is big enough. Leave this to us. We will give you a FREE no obligation consultation and tell you if your land is big enough.
How do I know if my land can be built on or subdivided?
You don't. There may be restrictions on your land and council planning schemes may have changed. When you contact us, we will do all the relevant checks to find this out.
The property down the road has done it. Does this mean I can?
It is a good start if the property down the road has done it already but this does not mean that you will be able to do it as well. Things may have changed such as the local planning scheme or you may have certain restrictions on your property that they did not have. We have found properties that are next door to each other but only one of them could build a new property and the other could not. There are many factors involved. When you contact us, we will be able to tell you what we think you can do and what we think you cannot do.
Do I have a say in whether I want to sell my backyard or have you build a brand new home for me?
YES! The choice is yours.
If I want to sell my backyard, do I have a choice on how much of my backyard is carved off?
YES. Obviously you will have some requirements and we will meet those requirements.
If I want you to build me a new home, do I have a choice on design etc?
Definitely! As long as it fits council requirements and laws, you can have a home built to your requirements.
How long will it take to have the entire process completed?
This depends on what you want to do. If you want a brand new home built for you, this could take anything from 6 months to 24 months, depending on your council, objectors etc. On average it takes about 9 months to have everything complete.
If you want to sell your backyard this could take anything from 3 to 18 months depending on similar factors as building a new home for you.
